  • Is Vibe a gated community?

    The Vibe community is gated and the streets, parks and amenities are for the private use of Vibe residents and their guests. The only public amenity is the interpretive center, located outside the perimeter walls at the corner of E. Baristo Road and S. Farrell Drive.

  • How many homes will be in the Vibe community?

    Vibe in Palm Springs will have a total of 91 courtyard homes and 72 single family detached homes.

  • How many entries are at Vibe?

    Vibe will have gates at its main entry on E. Baristo Road as well as a secondary entry on S. Louella Road.

  • What are the amenities?

    Besides being a gated community with private streets for the exclusive use by its residents and their pets, Vibe has a beautiful pool, spa, cabana and intimate clubhouse area. Additional open space lots include two dog parks and sidewalks leading to benches and the interpretative center.

  • Will the gates be automatic?

    Each resident will be given specific gate openers for their private use. In addition, an electronic entry system will allow guests to communicate with residents for access automatically.

  • What is the interpretive center?

    The interpretive center is a shaded, landscaped area at the corner of E. Baristo Road and S. Farrell Drive, and can be accessed by residents and the public. It serves as a passive park area.

  • How large is the community?

    The community totals approximately 24 acres.

  • What are the monthly Homeowner's Association dues at Vibe in Palm Springs?

    Both the 91 courtyard homes and 72 single-family homes will be part of the Vibe Master Community Association. The build-out master budgeted Homeowner's Association dues, as submitted to the Department of Real Estate (CA DRE), are currently at $180 per month at build-out. The fee will cover management and maintenance of Vibe recreational facilities and amenities, which includes the front entry gate, landscaped entry and common area, landscaped retention basin, community pool, clubhouse and dog parks.

  • Will the courtyard homes have an additional sub-association?

    Yes, since the 91 courtyard homes are condominium ownership, they will have an additional Homeowner's Association and dues. As submitted to the Department of Real Estate (CA DRE), the Courtyard Homes Sub-Association dues are currently at $155 per month at build-out. The fee will cover building painting, common area decks and common area specific to courtyard homes.

  • What is the tax rate?

    Estimated property tax is 1.25%.

  • Does Vibe have any special tax assessments?

    Vibe does NOT have any special Mello-Roos or tax assessment districts other than those imposed by the City of Palm Springs on a city-wide basis.

  • Will I be able to customize my home at Vibe in Palm Springs?

    Yes, depending on your builder's specific option and upgrade programs for your new home. Options available depend upon the stage of construction of your home at the time of purchase.

  • Is Vibe on leased land or fee simple?

    Vibe is not on leased land. Ownership of the single-family homes will be fee simple and the courtyard homes will be condominium ownership.

  • What are the hours of the pool and clubhouse?

    The pool and clubhouse hours will vary depending on the season, but they are generally open for use between 7 am and 9 pm.

  • Is there broker cooperation at Vibe in Palm Springs??
